Once we establish a listing price, we will review all listing paperwork with you, ensuring you understand the process, including our variable commission rates. Pre-Listing

Preparing your property for the market can be overwhelming. During this phase, we will request a copy of your lease agreement to aid our marketing efforts. In case you don't have a lease agreement, we will be glad to provide one for you. Together with our referral partners and in alignment with your objectives, we will get the unit(s) ready for professional photography (subject to limitations) and take measurements for creating a floor plan, based on the size and complexity of the property. Additionally, we will present updated research and current market data, along with a well-planned marketing strategy for your commercial asset.

Marketing

Marketing your commercial units for lease begins with precise pricing and targeted marketing efforts. To accomplish this, we create a customized brochure tailored to the needs of the most suitable potential tenants for your vacancies. The Gaulden Group utilizes over 14 national listing platforms, including the local Commercial MLS and popular sites such as CoStar, LoopNet, and CREXI. Throughout the marketing process, we actively manage and adjust our promotional efforts, follow up with all leads, and leverage social media campaigns and targeted ads when appropriate.

Showings and Negotiations

Effective communication is crucial when leasing commercial property. We strive to promptly schedule property tours for every potential tenant, accommodating any current restrictions. Following showings, we follow up with interested parties and even assist unrepresented tenants in submitting offers. Our fiduciary responsibility to our clients remains a top priority during designated or dual agency transactions. When offers are received, we conduct a comprehensive review with you to ensure you secure the best deal possible while negotiating on your behalf to ensure that all offers meet your best interests and goals. We will also obtain and review any needed financial statements to conduct tenant screening or feasibility.

Lease

We specialize in providing comprehensive lease drafting and review services for Landlord Representation. These services are free and included with your listing agreement expectations. Our experienced team will assist you in creating a legally binding lease agreement that accurately reflects the initial terms agreed upon in writing, whether through email or a formal Letter of Intent. We work closely with you and your attorney to ensure that every aspect of the lease, whether it is a full service, modified gross or net lease, is carefully considered and incorporated to protect your commercial asset and secure its long-term viability. Our attention to detail and thorough approach guarantees that your lease agreement is accurately and efficiently drafted, providing you with the peace of mind you need to focus on other aspects of your business.

Commencement and Stabilization

We provide a full-service approach to commercial leasing that includes assisting tenants with their move-in process. Once the lease has been fully executed, our team immediately begins working with the tenant to ensure that all required deposits and rent payments are collected to enable a smooth transition to their new space. If any buildout is necessary, we work closely with the tenant, their representatives, the landlord, and all contractors to ensure a seamless process and a prompt start date. We understand that time is of the essence, and we work diligently to ensure that the tenant can begin operating their business as soon as possible. Following the commencement of the lease term, we will follow up with the tenant to confirm utility transfers and address any issues that may have arisen. Our commitment to excellent service extends beyond move-in, and we are available to address any initial questions or concerns the tenant may have. Our services are comprehensive, and we only invoice for our work as agreed and once our work is fully completed.
